How NEMZIO works

Someone you trust goes to the property. The app guides them, and every photo keeps where and when it was taken. You get a dated record of the visit.

How a visit works

One instruction at a time.

No checklist and no training. The person on site follows one instruction at a time, and the visit asks for the same views every time so visits compare.

  1. Someone you trust goes to the property.

    Your brother, a caretaker or the site supervisor. The app is free for them, finds their location and points the way.

  2. The app knows when they're there.

    No spot to find and no dot to line up. Near the property, the phone says so and the camera opens by itself.

  3. They point the camera at the property.

    One instruction at a time. On a repeat visit, a small picture shows the view to match.

  4. They take the photo.

    When the view is good, the corners turn green and they tap the button. Photos are taken in the app during the visit, never added from the gallery.

  5. You receive the record.

    Each view is taken the same way until the visit is complete. With weak signal, the phone sends it later.

They sent you pictures. What do the pictures actually show?

You're in Dallas, London or Toronto, and the site reaches you as a photo in a chat. A photo doesn't say when it was taken, where the phone was, or what was left out.

Ask for a visit when you're told something has changed, and see what the site shows.

What a record can't tell you.

A record shows what was captured, where and when. It doesn't establish who owns the land, whether a building is sound, or whether anyone should be paid. Phone location is good to a few metres, not survey grade.

No check makes manipulation impossible. Guided visits make it harder, and every record says what its checks found, including anything that didn't pass.

Questions people ask first.

Who goes to the site?

Someone you choose and invite: a relative, a caretaker, a foreman or your site supervisor. They use the app free, and see only what you allow. NEMZIO doesn't supply, vet or pay them; any arrangement for their time is between you and them. Land checks are different: they are searches of the records, which NEMZIO arranges for you.

What does the person on site actually do?

Follow one instruction at a time. The app finds their location and says to walk toward the property; when they're near, the camera opens by itself, they point it at the property and, when the view is good, tap to take the photo. It tells them when the visit is complete. No spot to find, no checklist to learn, no settings.

What does the subscription pay for?

The app, the checks on every visit, storage of your records and, on paid plans, alerts and automated observations. It doesn't include anyone's time on site. Build covers 1 property with 5 GB of evidence storage, Watch 3 properties with 15 GB, and Watch 5 5 properties with 25 GB. There is no separate charge per normal guided visit.

What's free?

7 days of Build free, with everything Build includes except automated checks and document reading, which start once you pay. A card is needed to start; nothing is charged today. After 7 days, Build is $14.99/month unless you cancel before the trial ends. Cancel any time in Account. When a trial ends without a plan, your records stay viewable and exportable, and new visits pause until you choose one.

Can't they just send old photos?

Evidence is captured in the NEMZIO app during the visit; the app has no option to attach gallery photos. Every visit is checked for indicators that evidence may not be new or from this visit, and the record shows what the checks found. No check is a guarantee, and we don't claim one.

What if they only photograph the good parts?

Visits are guided around the property, step by step, rather than left to the person holding the phone. The record estimates which sides were in view and which weren't, so a skipped side shows as Incomplete. If the person capturing is the one whose work is being checked, the record shows what they captured, not what they left out.

What does "Checks passed" mean?

That every check which ran found no issue and the visit covered what it needed to. It's evidence about the visit: where, when and how it was captured. It isn't a verdict on the contractor, the quality of the work or who owns the land, and it never tells you whether to pay.

What can the person on site see?

By default, only the instructions for the visit and a confirmation when it's sent. You decide whether they can see anything more, such as findings you choose to share.

What if there's no signal on site?

The visit carries on and the evidence is saved on the phone, then sent when the signal returns. The record shows when each capture was made and when we received it.

Whose time zone are the times in?

The property's, with the zone named (for example 10:16 WAT). The app also shows your own time alongside.

Does a record show that I own the land?

No. A record shows what was captured, where and when. Ownership is a legal question for a lawyer and a surveyor. Our land checks search the survey records and title history and report what they found; they don't guarantee title.

Properties in Nigeria, Ghana and Jamaica. Land checks: Available now in Port Harcourt. Lagos and Abuja coming soon.

What if I close or pause a property?

Closing makes it read-only: its records, visits and films are kept and can be exported. A closed or paused property keeps its place in your plan for 30 days, then the place frees, so swapping properties doesn't add visits.

How do I pay, and can I stop?

By card. Build and Watch are monthly or yearly and can be cancelled at any time; you keep the plan until the end of the period you paid for. After that, your records stay viewable and exportable, and new visits pause until you choose a plan again.
