Land checks · Full Land Check
Survey and title checks in one order.
Combines the survey/charting review and title-history review in one order.
What it checks
What is in the order
- Combines the survey/charting review and title-history review in one order.
- Everything in Charting (Survey Search)
- Everything in Root of Title (Title History Search)
From the survey search: What does charting check?
- Government acquisition or reservation affecting the location
- Released land where reflected in the applicable records
- Coordinate overlap or spatial conflict with another parcel
- Whether the submitted coordinates correspond to the intended parcel
- Other issues visible from the relevant survey/charting records
What it does not do
- It does not settle who owns the land. Ownership is a legal question for a lawyer and a surveyor.
- Charting doesn't by itself show ownership or title.
- It reports what the records showed on the day they were searched. Registries can be incomplete or wrong.
- It is not legal advice, and it does not replace your own lawyer or surveyor.
