What a NEMZIO record does and doesn't establish

What it shows
Each visit record shows what was captured, where and when it was captured (by the phone and by NEMZIO), how much of the property was likely in view, and what NEMZIO's checks found, in plain words, including checks that didn't pass and the uncertainty of each result. Each original file's fingerprint is recorded when it arrives; every read is checked against it and stored originals are re-checked on a rolling schedule, so a changed or missing file is flagged rather than used.
A NEMZIO record shows what was captured, where and when, and what NEMZIO's checks found. It does not establish
- Legal title or ownership of land or a building
- Survey-grade location or boundaries (phone location can be off by several metres)
- That a structure is safe, sound or built to code
- Compliance with planning, building or other regulations
- That a contractor or anyone else is honest, or that work was paid for or authorised
- That a payment should be made or was authorised
- That manipulation is impossible: NEMZIO's checks make it hard and say when something doesn't add up, but no system can rule it out entirely
For decisions that depend on any of these, use a licensed professional where the property is: a surveyor, a lawyer, an engineer or the relevant authority. NEMZIO never tells you whether to pay anyone.
