World of Percy LLC, doing business as “NEMZIO” (“NEMZIO”, “we”).
1. What NEMZIO is
NEMZIO is software that lets a property owner (“Owner”) receive guided visits to their property from people they invite (“Reporters”), and that checks the evidence from each visit (“Checks”). Reporters are chosen by the Owner. They are not employed, engaged, vetted or paid by NEMZIO. If a Reporter completes an ID check, it confirms through Stripe Identity that a genuine ID document matched a live selfie; it does not confirm that the name shown in NEMZIO is theirs.
2. What Checks mean, and what they don't
- It is evidence about a visit. “Checks passed” means every check that ran found no issue: location against the boundary (with the uncertainty of each reading), timing, how much of the property the visit likely covered, and integrity. Automated observations on paid plans are labelled as such.
- It is not a guarantee of title, ownership, boundaries or construction quality. Only a registry or court decides ownership. Boundaries drawn from survey-plan coordinates are approximate; confirm with a registered surveyor for legal purposes.
- It is not legal, surveying, engineering, valuation or payment advice. Construction milestones and “not visible” alerts are automated observations from photos, which can be wrong. Not visible is not the same as gone. NEMZIO never tells you whether to pay anyone.
- We don't hold or move money for property purchases or construction, and we don't act for sellers, agents, contractors or developers.
3. What we do promise
- We show every check behind a result, in plain words, including checks that didn't pass.
- Original files are kept as they arrived, under storage keys only our servers write. We record each file's SHA-256 fingerprint when it arrives and check every read against it; a daily check re-reads stored originals, and a changed or missing original is flagged rather than used. Once a visit has been sent, our database refuses edits to, or deletion of, its evidence. Each visit record has its own fingerprint too.
- A shared record link shows a fingerprint of the record's stored results and of the file fingerprints recorded on arrival. The shared page recomputes it each time it's opened and says if it no longer matches.
- The people you invite see only what you allow. By default that's the visits they're asked to do and a confirmation when each is sent.
- We never sell your photos, documents or location data.
4. The notice shown with every result
NEMZIO checks where and when a visit's evidence was captured, how much of the property it likely covered, and whether integrity indicators were detected. Checks look for indicators and can be fooled; they can also flag genuine evidence. A record is not a guarantee of title, boundaries, construction quality or value. Before paying money or signing any agreement, consult a licensed professional in the property's jurisdiction.
5. Automated analysis and AI
We use software, including AI models, in these places: on paid plans (Build, Watch, Record) to read documents, describe photos, compare a visit with the previous one, estimate construction milestones and test the claim you were told; in the Assistant, which answers your questions from your own records (including photos) when you ask it; to draft replies for our support staff, who review every reply before it's sent; and in Ask NEMZIO, the help bot, which answers from our public help articles. Location, timing and coverage results come from rules, not AI. AI observations are labelled as such. Machine translations are not certified translations. The AI providers we use are listed in the privacy policy.
6. Cross-customer matching
We don't currently compare your property with other customers' properties. We may later offer a check that compares plot references, locations or document fingerprints across customers to help detect property sold more than once. Before it is switched on, these terms and our privacy policy will say what is compared, who is told and how to dispute a match. Whatever happens, we never disclose another customer's identity, documents or location without their consent or a legal requirement.

8. Subscriptions and land checks
Build and Watch renew monthly or yearly until cancelled. You can cancel at any time and keep your plan to the end of the period you paid for. After that, new visits pause; your records stay viewable and exportable. If you switch plans, the difference is prorated. Record is governed by its own written agreement. Reporters and viewers never pay.
Land checks (charting, root of title search and the full land check) will be carried out by independent licensed professionals in the country of the property when available: a surveyor registered with the Surveyors Council of Nigeria for charting, and a lawyer called to the Nigerian Bar for root of title. Ordering is paused until our partner surveyors and lawyers are confirmed. Once it opens, we arrange the work, pay the professional and deliver their signed report to you in the app. The report is that professional's opinion on the official records searched on the date of the search; it is not a guarantee of title by World of Percy LLC, and records held by registries can be incomplete or wrong. Fees are refundable only under our refund policy, which will be published before ordering opens. Typical turnaround times are estimates, not promises.
9. Fair use
Where a plan says “unlimited” or has no set limit, it means no set limit for normal use: documenting the properties on your account with the visits you need. To protect the service from abuse, such as automated uploads, sharing one account between many people or using NEMZIO as general file storage, we apply safeguards (for example, limits on how much one visit, or one minute, can upload). They are configurable, set well above normal use, and never a surprise limit for normal use.
10. Privacy
Photos, videos and location tracks are encrypted in transit, and at rest by our storage providers. Records are kept while your account is open. How long evidence is kept after an account is closed will be published before launch. See the privacy policy for what we collect, who processes it and your choices. ID checks are run by Stripe Identity, which processes the ID document and selfie (including biometric data) under its own privacy policy; NEMZIO receives only the result, never the images. Reporters see only what you allow: by default the visit instructions and the property's address and position so they can find it, never your private notes, documents, seller details, results or billing unless you choose to share them.
