Which land checks are available, and what do they cost?

Charting (survey search): $179, typically 5–10 working days. A registered surveyor checks your survey plan's coordinates at the state Surveyor-General's office: is the land free, committed or under government acquisition? Signed by: Registered surveyor (SURCON).

Root of title search: $449, typically 2–4 weeks. A lawyer searches the state Land Registry and traces ownership back to its root, so you know the seller has the right to sell. Signed by: Lawyer called to the Nigerian Bar.

Full land check: $549, typically 2–4 weeks. Charting and root of title together, plus a located boundary walk with photos. The check to do before you pay for land. Signed by: Registered surveyor and lawyer.
