A surveyor checks the land at the state survey office and a lawyer traces the title at the land registry, and they sign their own reports. - Visits and guided captureCan NEMZIO show if someone is building on my land?A visit shows what is physically on the plot at that moment, so a new structure, foundation or material in view would be in the record. Visits are kept in date order, so you can compare them.

Root of title search: copies of the title documents you were given (deed, c of o, receipts); the seller's name. Full land check: survey plan; title documents and the seller's name.
- Land and legal questionsWho carries out land checks?Independent licensed professionals in the property's country: a surveyor registered with the Surveyors Council of Nigeria for charting, and a lawyer called to the Nigerian Bar for root of title.

- Land and legal questionsDoes NEMZIO Land replace a lawyer?No. The root of title search is done by a lawyer called to the Nigerian Bar, who signs the report. For advice on your purchase or a contract, you still need your own lawyer.
- Land and legal questionsWhat is a professional report?A report written and signed by an independent licensed professional, such as a surveyor or a lawyer, after a land check. It's their opinion on the official records they searched, on that date.
- Evidence and recordsWhat does “Checks passed” mean?That every check which ran found no issue and the visit covered what it needed to. It's evidence about the visit, not a verdict on the contractor, the quality of the work or who owns the land.
